Site prep and permits
Most install delays come from the site, not the building. Here's everything to check before the crew arrives.
The checklist
Tick items as you go. Your progress is saved in this browser.
- Across the whole footprint. Installers can charge extra or leave if the site is more out of level than that.
- Match the building's width and length exactly. We send the dimensions with your quote.
- Permitting may be required, and you're responsible for confirming local requirements. Call your county or city building office; many require a permit for buildings over about 120 sq ft.
- Distance from property lines, septic and other buildings. HOA approval if you have one.
- A clear path for a truck and trailer to reach the site. Low branches, gates and soft ground cause problems.
- Call 811 a few days before install so anchors don't hit buried lines.
- Vehicles, debris and anything stored on the spot moved before install day.
Foundation options
| Base | Best for | Anchors | Notes |
|---|---|---|---|
| Concrete slab | Garages, shops, anything enclosed | Concrete wedge anchors | Most solid. You arrange it locally. Metal America estimates about $6 to $14 per sq ft depending on location. |
| Gravel pad | Carports, RV covers, barns | Ground anchors through the gravel | Good drainage, lower cost. Must be compacted and level. |
| Level ground | Carports, open barns | Rebar or auger ground anchors | Lowest cost. Firm, level, well-drained soil only. |
| Asphalt | Carports on a driveway | Asphalt anchors | Works for lighter buildings. Ask before placing an enclosed building on asphalt. |
Anchors
Anchors hold the building down in wind. The type depends on your base, and some wind ratings and warranties only apply with specific anchors (for example, mobile-home or auger anchors instead of rebar). If you need a certified building, the anchor type is part of the engineering. We confirm it on your quote.
Call 811 first
811 is the free national call-before-you-dig line. Call a few business days before install. They send crews to mark buried gas, power, water and cable lines at no cost.
Permits
- Call your county or city building department and give them the size and use of the building.
- Ask if a permit is needed, what setbacks apply, and whether they need certified (engineered) drawings or specific wind and snow ratings.
- Tell us what they said. Metal America includes engineered drawings and certifications with your building to help with the application.
- Apply for the permit yourself, as the property owner. Wait for approval before install.
Engineered drawings
Engineered drawings and certifications are included with Metal America buildings, to meet local building codes and permitting requirements. Every garage and shop in its 2026 brochures is rated for 140+ mph winds. If your county asks for anything beyond the included drawings, we'll tell you before you order. You remain responsible for confirming local requirements. More on certification.
